Policies

Payment Policy

• RV / Tent / Tiny House: A non-refundable one-night deposit per unit is required to secure your reservation. The remaining balance is due at check-in.
• UTV Rentals: A non-refundable $25 deposit is required to secure your reservation. The remaining balance is due on the day of the rental.

Cancellation & Date Change Policy

• Guests receive automatic reminders prior to arrival. To cancel or modify a reservation, please submit your request via email for documentation. If not confirmed, please contact the park directly.
• Cancellations made at least 48 hours prior to arrival will receive a refund minus a $15 processing fee.
• Cancellations within 48 hours of arrival will forfeit the deposit.
• No-shows and non-cancelled reservations will forfeit the deposit and may be charged the full reservation amount.
• No refunds will be issued for early departures unless a valid, verifiable reason is provided.
• Exceptions may apply in the event of mandatory evacuations or official disaster warnings.

RV Age & Condition Policy

All RVs must be clean, well-maintained, and in good working condition. Management reserves the right to refuse service based on the condition of the RV.

Check-In & Check-Out

• RV Sites: Check-in from 1:00 PM to 8:00 PM | Check-out at 11:00 AM
• Tiny Houses: Check-in from 3:00 PM to 8:00 PM | Check-out at 11:00 AM
• For after-hours check-in, please contact the office in advance.

Parking & Extra Vehicles

• One vehicle per RV site is allowed in designated areas only.
• Do not park on the grass.
• Overflow parking is available—please contact the office.
• All visitors must park in designated overflow areas.

RV Site Rules

• Dumping grey or black water on the ground is strictly prohibited. Sewer hoses must use a locking ring.
• Fires are only permitted in designated fire rings. No portable or DIY fire pits allowed.
• Burning trash is prohibited and may result in fines. Fires must be fully extinguished when unattended.
• Propane fire pits are allowed. Do not collect wood, branches, or debris from the property.
• Hammocks and clotheslines are not permitted.
• Tents are only allowed in designated tent sites.
• Do not place mats on the grass.
• Generators are not permitted.

Pet Policy

We welcome your dogs and cats!

• Pets must be on a leash and under control at all times.
• Do not leave pets unattended outside.
• Pens, fences, and kennels are not permitted.
• Pet waste must be picked up immediately.
• Pets must remain quiet and indoors at night.
• Pets are not allowed inside buildings.
• Aggressive dogs are not permitted under any circumstances.

Children

Parents and guardians are responsible for their children at all times.

• Adult supervision is required throughout the property.
• Disruptive or unsafe behavior will not be tolerated.
• Restrooms and showers are for registered guests only.
• Children must not be left unattended in bathhouses or laundry areas.

Tiny House Policy

• A valid credit card is required on file.
• No smoking, vaping, or marijuana use inside the unit. Violations will result in a $200 fee.
• Personal grills may be used on the grass or picnic table only. No grilling on decks.
• Keep doors closed and do not remove screens. Lock doors when leaving.
• All items are inventoried before and after your stay. Missing items will be charged.
• Check-out time is 11:00 AM. Please notify the front desk upon departure.

UTV Rental Policy

• Please arrive at least 20 minutes prior to your scheduled time.
• Guests may inspect the UTV prior to departure. Staff will also inspect before and after use.

Late Fees:

• Up to 1 hour late: $50 per unit
• Up to 2 hours late: $125 per unit
• More than 2 hours late: Full-day rental charge
• No exceptions. No credit for early returns.

Mail & Packages

Mail delivery is not permitted. Packages may be accepted with prior approval.

Amenities

• Wi-Fi is complimentary but not guaranteed. Please limit streaming usage.
• Do not move picnic tables without staff assistance.
• Sanitary Service: $20 per service. Must be scheduled by 8:00 PM the night before. Available Monday, Wednesday, and Friday.

Trees & Natural Hazards

Trees and natural surroundings may pose hazards such as falling debris. Management is not responsible for damage or injury caused by natural elements.
